403 E Koenig Ln: “The Hangar”

Currently: Former Texas Gas Service service yard

Soon to be: Two five-story apartment buildings (464 new residences) on this previously abandoned site. Residences will be a mix of one-bedroom, two-bedroom, and efficiency apartments, with mixed use and restaurant space (2500 sq ft) on the ground level.

Amenities for the Neighborhood:

  • Protected bike lanes and new sidewalks along Koenig Ln.
  • The Neighborhood Association and the North Loop Plan Contact Team worked with the developers to integrate a 1+ acre public park on the southeast area of the property, facing the neighborhood and available for all to enjoy. Rendering below:

Currently: One-story commercial and office park

Soon to be: Mixed-use multi-story apartment buildings (~1,000 new residences) with retail space on the ground level. Titaya’s Thai Cuisine and the office park directly south of Titaya’s (including Nervous Charlie’s) will not be affected.

Amenities for the Neighborhood:

  • A minimum of 1.25+ acres of green space is required by City zoning.
  • Stormwater abatement via installed drainage.
  • The Neighborhood Association and North Loop Plan Contact Team remain diligent about working with the developer to maximize benefits for neighbors within the proposed site plan.
